Rental Stipulations

BROOKS CAMP RENTAL STIPULATIONS 

1)  Overall Considerations

a)     Renters must comply with all Federal, State and local regulations when on, in or around the camp, the water, the roads or the woods.

b)     In order to protect the water supply, septic systems and lake environment, overnight occupancy of the Brooks cottage is limited to ten people – adults and children.

c)     Your rental includes use of the cottage, the yard behind and adjacent to the cottage, the hammock, the swing, the fire rock, and the beach directly in front of the cottage.  Access to and use of other structures, facilities and sections of the beach are not included.

d)    Renters should be respectful of the surrounding properties and the neighbors’ privacy.  Loud or uncontrolled behavior as well as excessive consumption of alcoholic beverages will be cause for immediate eviction.

e)     We ask that the cottage, its contents and the overall property be left in the same condition in which they were found.  That includes cleaning out the refrigerators and leaving clean, folded linens on each bed.  Any physical damage (other than normal wear and tear) will be charged back to the renter.

f)  Check-in time is 3:00 p.m. on day of arrival; departure time is 11:30 on day of departure.

2)  Traveling on Dirt Roads

a)     The dirt road leading to and from the cottage is one lane and privately owned and maintained.  Please drive in a courteous and responsible manner, using the nearest turnouts to permit passage of any oncoming cars.  Many of our neighbors enjoy walking the road, so please be mindful.  Vehicle speeds should not exceed 15 mph.

3)  Safety and Security Concerns

a)     Because the general environment includes the lake and the woods, children are to be under responsible adult supervision at all times.

b)     There are fresh water clams in the lake, found a few yards off shore, which can cause painful cuts on bare feet.  Use of water shoes is highly recommended to avoid these problems.

c)     Renters are responsible for the security of their own property including beach paraphernalia, boats, canoes, kayaks and any other water or beach related items.

d)    State law requires that children under the age of 10 must be wearing a life jacket when in a boat and that there be one life jacket located in the boat for each other occupant.  Renters are responsible for the provision of their own life jackets, and these must be in compliance with all regulations and must be sized appropriately for the user.

e)     Please also pay attention to general conditions in the area such as dry spells or excessive wind.  There are sometimes special restrictions on campfires because the woods are dangerously dry.

f)      This property is a drug-free zone.  The use of any drugs recognized as controlled substances under Federal law is prohibited in the dwelling or on the property, including the beach, and other common areas.

4)  Linens and Other Supplies

a)     Except as specifically mentioned below, renters are expected to provide their own supplies such as beach towels and disposables such as paper towels, paper plates, napkins, trash bags, and septic-safe toilet paper.

b)     Bed linens, bath mats, bath towels and wash cloths will be provided.  Bed linens will be clean and folded on top of each bed upon renters’ arrival;  we ask that you leave them in the same way for the next tenant.

5)  Cars, Boats, Personal Watercraft and Recreational/Other Vehicles

a)     Renters should provide their own compliant and properly sized life jackets, water shoes and other such equipment.

b)     You may bring your own boats, inflatables and other water gear. Resident-owned boats and other water equipment that may be found on the property are not intended for renters’ use, except by special arrangement.

c)     Boats may be launched from a State-owned launch site on Route 133 in Wayne.  We will be happy to direct you to the site.  Launching boats from trailers across our beach is neither wise nor permitted.  If you need a mooring for your boat, for which there is an additional charge, please make arrangements with us in advance.

d)    So-called “personal watercraft” (jet skis) are prohibited on Androscoggin Lake by State law.

e)     Renters may park up to four (4) automobiles on the property.  Guest vehicles are also permitted but should be limited to no more than two additional cars.  Parking for one boat trailer is also available on the property.

f)      No recreational vehicles (RVs), ATVs, motorcycles, motorized scooters or similar motorized equipment or trailers are permitted.

6)  Pets

a)     Ordinary household pets will be permitted.  Exotic pets are not welcome.  Dogs must be housebroken, well-socialized and controlled, leashed or under voice command when outdoors, and quiet.  In no event will more than two (2) pets be permitted.  We appreciate your attention to dog waste (i.e. pooper scooper) courtesies.  A shovel will be provided upon request.

7)  Outdoor Activities

a)     Fishing licenses are required and may be acquired with a credit card or cash at the Town Office in Wayne or online at www.maine.gov/ifw/licenses_permits/fishing.htm.

b)     No firearms of any type are permitted on the property.  Hunting is prohibited on the premises and in the surrounding woods, regardless of whether you possess valid State permits.

c)     Camp fires on the beach are allowed in the fire pit located by the large beach rock, and must be supervised by a responsible adult at all times.  Camp fires may not be left unattended and should be doused with water when done.  Please do not use the wood in the house for beach fires, as it has been placed in the woodbox for use in the fireplace.  There is other wood on the property for beach fires.
